Livingstone was engaged early as the ECI contractor for The Hive at St Paul’s Collegiate, providing critical guidance on buildability, programme sequencing, and financial planning before construction began.
The project involved the demolition of the existing Sargood House and administration block, followed by the construction of a new, interconnected precinct designed to elevate the boarding and wellbeing experience on campus. Key elements included a new Sargood House common room, modern dormitories, AHR and tutor flats, and The Hive: a purpose-built student health and wellness centre incorporating reception, offices, a school shop, and a dedicated lounge for parents and collegians. The development also required a new pump shed to support existing infrastructure and extensive make-good works to landscaping and asphalt areas.
The project showcased a blend of structural systems and high-end architectural detailing. Two primary buildings were delivered: one constructed in structural steel with a concrete slab, and the other combining partial steel with timber structure and timber flooring.
Complex shear walls and roof-structure linkages were integrated to ensure seismic resilience and seamless connection to existing buildings and services.
The design by Edwards White Architects features premium finishes including brick screens and cladding inside and out, oak feature stairs, Hermpac wall linings, bespoke seating, and a standout feature ceiling.
With exceptional performance from subcontractors and careful coordination across all interfaces, the 1,200m² two-level development (approximately 2,400m² total) was completed on time and under budget.
